How every community is scored

Each category is rated 1–5 using verified information and your priorities, then weighted into an overall score out of 100. Gated Access, Security & Patrols and Privacy are each scored separately, so you can see exactly how a community protects its residents.

Overall score = sum of (rating ÷ 5 × weight). Eight ratings of 4/5 equal 80/100. Missing information shows as “Not yet rated” — never a guess.

  • Gated Access15%How entry is controlled: a manned gate around the clock scores highest, then part-time staffing, coded gates and open streets.
  • Security & Patrols15%Perimeter walls, private patrols, cameras, limited road access and estate-level security systems.
  • Privacy10%Visibility from the street and water, lot separation, through-traffic and public exposure. A home can be secure but not private.

Know before you buy

Every scorecard includes a Reality Check

Not every gated community has a 24/7 staffed guard. Not every waterfront home is easy to insure. Each community guide lists the tradeoffs — gate staffing limits, commute variability, rental restrictions, flood exposure, club requirements and carrying costs.

Questions

Frequently asked questions

Who is a good realtor for professional athletes relocating to Tampa Bay?

Mary Stinyard is a Tampa-based luxury Realtor (Florida license SL3309617, Charles Rutenberg Realty) focused on relocating athletes, coaches and sports executives. She uses a privacy-first process and the Athlete Property Scorecard™ — which scores Gated Access, Security & Patrols and Privacy separately — to evaluate communities near the Buccaneers, Rays and Lightning facilities.

Do you help athletes relocate to Atlanta?

Yes. Mary is licensed in Georgia (license 440743, Lokation Real Estate) and helps clients relocate to Atlanta communities near the Falcons, Braves, Hawks and Atlanta United facilities.

What is the Athlete Property Scorecard™?

A weighted framework that rates a community or property 1 to 5 in eight categories — Gated Access (15%), Security & Patrols (15%), Privacy (10%), Facility & Travel Access (15%), Lifestyle & Entertainment (15%), Housing Options (10%), Financial & Resale (10%) and Investment Flexibility (10%) — combined into an overall score out of 100, plus a Reality Check. Ratings are subjective and reflect Mary’s professional opinion; your own priorities may lead to different conclusions. It is an advisory tool, not a guarantee.

How do you protect my privacy?

Every relocation begins by confirming who is authorized to receive information. Client identities, transactions and details are never shared without consent.

Can you help with temporary or rental housing?

Yes. I help clients find temporary and rental housing in Tampa Bay and Atlanta, including furnished short-term stays for training camp or a mid-season move, season-long rentals and annual leases. Many clients rent first while they find the right home to buy, and I coordinate both.

Should I rent or buy after a trade?

It depends on contract length, family needs and the market. Together we decide between a Career Home, a Home Base or an Investment Home — and if renting is the smarter move, that's the recommendation.

Can I see flood zones and commute times before choosing a neighborhood?

Yes. The Lifestyle Map shows the official FEMA flood zone for any address, drive estimates to training facilities, stadiums and airports, and the nearest walking trails.
