Overview
Avila is one of Tampa's most exclusive guard-gated communities, an enclave of custom estates set around the Avila Golf & Country Club in North Tampa. Walled, quietly secured and built home by home to each owner's standards, it has long been a first choice for affluent, high-profile families, including professional athletes and business leaders, who value discretion as much as luxury.
Inside the gates, the community is surprisingly green: about ten lakes and a large conservation area give it a natural, open feel that's rare this close to the city. Daily life centers on the club and on private home amenities. Drives to the Bucs training facility, downtown and the airport are manageable, but test them at the hours that matter to your schedule.
Gated access & security
Avila is known for high-level security that stays out of the way. The community is enclosed by perimeter walls, entry runs through a staffed gatehouse, and it's marketed as having round-the-clock security staff and camera coverage. Before you buy, confirm the current guard staffing hours, patrol coverage, how guests, vendors and deliveries are cleared, and how incidents are reported.
For crime statistics, rely on official sources: search any address on the LexisNexis Community Crime Map ↗, or check with the local police department or sheriff's office.
Privacy
Perimeter walls, controlled entry, large lots and mature landscaping keep most homes well out of public view, and there's no through-traffic. Within the community, lot position still matters: homes on the golf course or lakefront trade some rear privacy for views, so evaluate sightlines from the course, the water and neighboring lots.
Homes
Every home in Avila is custom-built, so no two are alike. Expect estate homes with pools, guest suites, home theaters and space for a home gym, many in Mediterranean and transitional styles. You can buy an existing estate, or acquire a homesite and build with one of Tampa Bay's luxury custom builders. Inventory is limited and well-positioned homes often trade quietly, so early, discreet access matters.
Lifestyle
Golf, tennis, dining and social life at the Avila Golf & Country Club; time on the water and walks around the community's lakes; and bird watching and nature trails in the conservation area. Carrollwood and North Tampa shopping and restaurants are minutes away. South Tampa dining and the beaches are a longer drive.
Flood & insurance
Much of Avila is outside FEMA's high-risk flood areas, but zones vary by lot, especially near the lakes, the conservation area and low spots. Check the exact address on the map and get an insurance quote early.
